The Most Optimal Post Construction Cleaning Procedure

After 2 generations and 50 years of Post Construction Cleaning we have perfected the process. Post Construction Cleaning consists of multiple cleanings and if you start cleaning after construction is complete you will hear explanations from the builder to the home owner that it’s a “Construction Clean.”  The builder will set expectations for the home owner to clean the house.  Construction causes a lot of dust and dirt to be spread throughout the house.  Trades cut materials and track in dirt from the job site.  After cleaning 100s of houses a week we have an optimal procedure, cleaning the most efficient items at the right time.  My best advice to a builder is clean early and clean often.  The dust and dirt isn’t going anywhere until you get it out.  My best advice for a new home owner when picking a builder is make sure they are using protection.  Not using protection is asking for unwanted surprises. Get it?  Protection is the proactive solution to prevent expensive damages and extra cleaning cost.  Protection on flat surfaces is most important.  Hardwood floor installers will provide cardboard or paper covings for the floor. Floors and countertops are usually the most expensive materials in the house and worth protecting. Countertop installers will also offer plastic coverings.  Some of our customers will also use bath tub inserts to protect the bathtubs.  A wise man once said “ You show how much you care by how much you prepare. “

 Atlanta Clean Tech’s Order of Operations:

1st– Pre Rough Sweep.  The can be done anytime and as much as needed.  If we don’t get the dirt and dust out it increase the chance of damages and extra cleaning.  We sweep the entire house including the porches and the garage.  This will reduce more dust and dirt from getting tracked into the house.  This  needs to be scheduled at least 1 day before the rough to let all the dust that goes up in air time to settle on the protective coverings.

2nd–  Rough. After the interior of the house has been painted and preferably after the plumbing fixtures are installed and the water is on.  We clean roughs all the time without water.  We would rather get started vs. waiting on water meters from the county or city.  We clean all of the bathrooms and the kitchen.  We sweep the entire house, collecting all the dust left behind from the pre rough sweep.  We still leave the protective coverings because a lot of trades still have to do their finishing work.

3rd–  Windows. Usually paired up with the Rough clean we clean all of the paint, dust, and stickers off of the windows using window cleaner and razor blades.  We clean the window tracks, frames, and sills for smooth window operation.  We clean all the windows that the cleaners can reach with a step ladder.  We wait for sod for the higher extension ladder windows.  Our Pressure Washers also pressure wash after the sod is installed and they are equipped with extension ladders.

4th– Final.  We clean the entire house and remove all protective coverings for walk throughs and inspections.  This is the 3rd time we have remove the dirt and dust.

5th–  Pressure Wash–  This is usually paired up with the final and we pressure wash all of the flatwork including the garages, porches, decks, sidewalks, and around the lower exterior of the house.  Pressure washes are ready to be completed after the sod is installed to avoid excess mud going into the street.  This is also when we clean the high windows that require a ladder.

6th– Reclean.  We do the entire Final again but focus on the small details like paint on the floor around the baseboards.

7th– Home Owner Touch up-  This is our quickest clean but the most important.  We are staffed with back up crews to guarantee early morning walks are completed on time.  We clean the house again like the final and add scents to make the house smell great for home ownership transfers.

If a potential customer has a completed house and they want a cleaning service to be move in ready with 1 visit but no cleaning has been done, we will kindly turn it down.  We have tried it dozens of times and its very time consuming for the crews and the house will have so much dirt and dust spread throughout the house to where it looks like we didn’t clean at all.  We will kindly offer to help on their next project.
